Every year I hear the same thing from buyers in September: "We'll wait for spring, there will be more to choose from." I get the logic. It is also backwards. Spring is when everyone else shows up too. Right now Denver has more homes sitting on the market than it has had in about a decade, more than half of them have already taken a price cut, and the number of buyers writing offers is down double digits from last year. That combination does not last. Here is what the data looks like this week.

Buying This Fall vs Waiting for Spring

The part nobody says out loud
The pullback we are seeing is on the demand side, not the supply side. Homes are still coming on. Buyers are the ones sitting on their hands. Showings are down 11% from last year and pendings have been below last year for 14 straight weeks. That means the seller you are negotiating with this month has had fewer people through the door than they expected, and a good chunk of them have already dropped the price once. You are not walking into a bidding war. You are walking into a conversation.
Prices have not fallen off a cliff either. Metro median is $605,000, up about 3% from a year ago and down from $615,000 at the spring peak. That is a normal seasonal dip, not a crash. It is the window between "sellers are stubborn" and "buyers come back."
About that rate bump
Rates went up a tenth this week on the Middle East news. On a median priced Denver home with 20% down, that is roughly $32 a month. Meanwhile the median price cut on the market right now is $25,000. One of those numbers matters a lot more than the other. If you can negotiate the price and a seller paid buydown in the same deal, you come out ahead of the spring buyer who got a slightly better rate and paid full price for the privilege.
If you are selling
Same data, opposite lesson. More than half your competition has already cut their price, so the homes that sell fast this fall are the ones priced right on day one and truly move in ready. Days in MLS is 21 for the metro but 40 for condos and townhomes, so if you are in the attached market, condition and price matter even more. Price it like it is October, not April.
Bottom line: The best time to buy is when other buyers are not. In Denver, that is right now through about Thanksgiving. Spring will have more new listings, more competition, and sellers who have not been humbled yet.
