Why the best time to buy in Denver starts now

August 12, 2026. Why the Best Buying Window of 2026 Starts Now.
The big national headline this week: Zillow's chief economist says July was probably the housing market's best month of 2026, and the rest of the year will be slower. Most people read that as bad news. If you have been waiting to buy, it is the opposite. A slower second half means fewer competing buyers, more negotiating room, and a seasonal stretch where Denver prices historically dip 5 to 10% from their summer peak into January. Here is the case for why the window between now and January might be the best buying opportunity Denver has offered in years.

Buying This Fall vs Waiting for Spring

The headline everyone read wrong
When Zillow says the market has peaked for the year, that is a statement about activity, not a crash warning. It means the second half of 2026 will be quieter: fewer buyers writing offers, more sellers competing for the ones who remain. National analysts specifically named Colorado as a state where serious buyers have real negotiating leverage right now because so many others are sitting on the sidelines. In other words, the exact conditions the headline describes are the conditions that favor you as a buyer.
The August to January window
Denver real estate is seasonal, and the pattern repeats nearly every year: prices peak in early summer, then drift down 5 to 10% on average into January as the market quiets. On Denver's current $605,000 median, that seasonal swing is worth roughly $30,000 to $60,000. Add rising inventory (active listings grew almost 3% from June to July), homes taking longer to sell than they did in June, and sellers increasingly open to rate buydowns and closing credits, and you get the strongest buyer setup Denver has seen in years. And if rates finally ease in 2027 the way Fannie Mae expects, you will have bought at a seasonal discount with the option to refinance, while everyone who waited comes back to a crowded spring market.
Bottom line: Now through January is shaping up to be the best buying window Denver has offered in years. Fewer competitors, more inventory, motivated sellers, and a seasonal price dip that history says is coming. Spring buyers pay extra for the comfort of company.
