Almost every deal I work comes down to the inspection, and the same handful of repairs shows up over and over. Buyers want to know what they are signing up for. Sellers want to know what the inspector is about to find. This week's video puts real Denver prices on the five most common ones. The one that catches people off guard: sewer lines
About 20% of the houses I work with turn up a sewer issue that has to be handled before closing. Getting your line cleaned once a year is not the same as getting it scoped. A cleaning does not check for cracks or offsets. And the new 4K scope cameras are catching problems the older ones missed. I have watched two different scopes on the same house come back with two different answers. If you own an older home and have never had the line scoped, it is worth doing on your own schedule instead of in the middle of a contract.
Sellers: the roof certification move
If your roof is in decent shape, a roofer can certify it for $1,500 to $2,500 and put a 5 year stamp on it. We usually do this before a house hits the market because it answers the roof question before anyone asks it. Compare that to an $18,000 replacement negotiation in the middle of a deal. One more heads up: Colorado's new furnace rule took effect this year and pushed replacement prices up, so if your furnace is on its last legs, budget closer to $6,000 than the number you remember from a few years ago.
Bottom line: every repair on this list costs less when you find it on your own timeline. The expensive version of all five is the one a buyer's inspector finds first.
