South Aurora is the master-planned southeast corner of Colorado's third largest city, built mostly after 2000 around the 820-acre Aurora Reservoir. It sits in the Cherry Creek School District, with homes from the 400s to about $1.65 million.
Where exactly is South Aurora?
South Aurora is the southeast corner of the city, roughly everything south of Arapahoe Road in the 80015 and 80016 zip codes.
Aurora is the third largest city in Colorado, and it covers a massive footprint. When I say South Aurora, I mean the area around Southlands, the Aurora Reservoir, Smoky Hill Road, and everything out to E-470. It sits about 20 to 25 miles southeast of downtown Denver, with Centennial and Foxfield to the west, Parker to the south, and DIA about 20 minutes north along E-470. Here's the key fact: this part of town has almost nothing in common with the older, denser Aurora up near Colfax and I-225. Those areas are 10 to 15 miles north and a completely different world. Citywide Aurora crime stats and median prices average together two totally different housing markets, so keep that in mind whenever you read about Aurora online. This entire corner was farmland until about 20 years ago, and most of what you'll tour was built from 2000 forward.
What is there to do in South Aurora?
The Aurora Reservoir is 820 acres of water with roughly 12 miles of shoreline and a lifeguarded swim beach.
The reservoir is the whole identity of this place. You've got a real sandy beach, which is rare in Colorado, plus kayak and paddleboard rentals, fishing, sailing, and windsurfing. Motorized boats aren't allowed, so it stays quiet. The 8-mile loop trail around the water is one of the best runs or bike rides in the metro area, and there's an archery range and playground out there too. A few miles northwest, Quincy Reservoir adds 160 acres known for trout and bass fishing, and Cherry Creek State Park sits to the west with 4,200 acres, 35 miles of trails, and one of the best off-leash dog areas in Colorado. For shopping, Southlands is the big one: a huge open-air mall with well over 100 stores, a dine-in AMC, restaurants, a Sam's Club, and constant events. Golfers get Saddle Rock, Blackstone Country Club, and Heritage Eagle Bend.
How good are South Aurora schools?

That surprises people because they associate Cherry Creek with Greenwood Village and Cherry Hills, but the district stretches a long way east and covers all of southeast Aurora. Your two main high schools here are Grandview and Cherokee Trail, with Eaglecrest serving areas a bit further north. On the middle school side you've got Fox Ridge, Liberty, and Falcon Creek. Check GreatSchools and Niche and look at the ratings yourself, but they're all pretty solid. One big caveat: Cherry Creek is a large district and ratings vary depending on exactly where you are. The southeast pocket is strong, but verify the school assignment by the exact address, not the neighborhood name and not the district name. Don't skip that step. The district also has open enrollment through a lottery system, and from the last numbers I've heard, about 93% of students get their first choice.
What are commutes like from South Aurora?
E-470 puts you 20 to 25 minutes from the Denver Tech Center and about 20 minutes from DIA.
The toll road is the big advantage down here. The south metro corporate corridor, with employers like Empower, CoBank, Fidelity, and Arrow Electronics, is 20 to 25 minutes west. The Anschutz Medical Campus in northern Aurora, home to UCHealth, Children's Hospital Colorado, and the VA hospital, runs 20 to 25 minutes and is one of the largest employers in the state. South Aurora is a very common landing spot for people who work there. Buckley Space Force Base is right in Aurora too, which is why a lot of military and defense families pick this corner. Downtown Denver takes 35 to 45 minutes depending on when you leave. Public transit is the weak spot. There's no light rail out here; the RTD R Line runs up I-225 through central Aurora, and the closest practical option is driving to the Nine Mile Park-n-Ride. Plan on two cars.
What do homes cost in South Aurora?
Entry level starts around $420,000 for a two-bed townhome, and most single-family homes land in the 600s to 800s.
That $420K townhome is about 1,200 square feet, built in 2008, and it's pretty much the floor out here. You get into the 600s and 700s quickly: think a 2013-built home with three beds, three baths, and around 3,200 square feet, with the open floor plans you expect from newer construction. The 800s buy bigger, like a 2016 build at 5,000 square feet with five bedrooms and five baths. Around a million dollars, you can back right up to the Aurora Reservoir in a 4,800 square foot home built in 2015. Prices cap out in the mid to upper ones; a $1.65 million, 5,200 square foot home on a golf course is about the top of the market. You can't spend $4 or $5 million here, those homes just don't exist. The tradeoff everywhere is lot size. These neighborhoods prioritize the house over the land, and the trees are still young.
Who is South Aurora right for, and what are the tradeoffs?
South Aurora skews family-heavy and professional, with a lot of healthcare, military, and tech households commuting via E-470.
It's one of the more diverse suburbs in the metro area, and that's a real strength. The pace is slower, streets are quiet, and yards are well kept. Because almost everything is newer construction, expect HOAs and metro districts nearly everywhere. Wheatlands runs around $70 a month and Blackstone about $55, with the country club membership separate. Southshore's annual HOA has been running around $1,600. Always pull the exact dues and metro district taxes for the specific house, because newer-home taxes here can add up fast. The honest tradeoff is nightlife and walkability. Outside the Southlands area there isn't much going on at night, and there's no historic walkable downtown like Littleton or Parker have. You'll drive 20 minutes for that kind of evening. If you want newer construction, Cherry Creek schools, and water in your backyard at a price Denver proper can't touch, this corner is one of the most underrated values in the metro.
