Retiring in the Denver Foothills: 4 Towns Compared
After 15 years helping retirees settle into the Denver foothills, I'll break down four communities (Golden, Morrison, Ken Caryl Valley, and Roxborough Park) so you can pick the right fit.
Where is Golden Colorado and what is it like to retire there?
Golden proper covers only a handful of streets, roughly a mile and a half north to south, tucked right against the foothills.
Golden is the classic foothills town with a historic western downtown, the iconic Welcome Arch, coffee shops, breweries, and boutiques. The lifestyle is active, outdoorsy, and walkable, with Clear Creek running right through town.
When people say they live in Golden, they usually mean the small downtown core, not the unincorporated areas like Blue Mountain Estates further out. Real estate in Golden proper sits around the $1 million mark for older ranch homes with builder grade finishes. A 5-bed, 3-bath, 3,000 sq ft ranch recently listed at $1.4M, and that's typical (nice but not luxury).
Condos in the $700K to $830K range give you a lock-and-leave option with modest HOA fees, since amenities like pools and gyms are rare here. Just south in Lakota Hills, $875K gets you a 3-bed, 3-bath with foothills views, though most homes need updates.
Is Morrison and the Red Rocks area good for retirement?
Morrison's downtown stretches only a few blocks and sits in the shadow of Red Rocks Amphitheater, one of the most iconic concert venues in the world.
Morrison feels quirky, rustic, and unapologetically Colorado. The town itself is tiny, with barbecue joints, cafes, and antique shops lining the main street. What makes the broader area special is the ridge along C-470 that blocks the city from view, so 30 seconds off the highway you feel completely secluded.
Morrison proper rarely has more than a couple of listings at a time. A 3-bed, 2-bath, 1,500 sq ft home recently listed at $950K with a Santa Fe vibe. Higher-end finishes are scarce here.
Just south near 285 and C-470, you find Willowbrook and newer build communities. A 5-star finish, 7,300 sq ft home with red rock views in the backyard runs $3.7M. Around $1M still buys a 4-bed, 4,000 sq ft newer home, just with closer neighbors.
What is Ken Caryl Valley like for Denver foothills retirement?
Ken Caryl Valley residents have exclusive access to more than 50 miles of private trails across roughly 5,000 acres of open space.
Ken Caryl Valley feels like a hidden retreat tucked into the foothills, with red rock formations, rolling hills, and neighbors who wave from golf carts. The vibe is upscale, private, and outdoorsy, with mature trees from an older, established neighborhood.
Pricing starts around $1M for smaller lots with closer neighbors (think 4-bed, 4-bath, 2,900 sq ft). Move up to $2.4M and you get 6,000 sq ft custom homes on Morning Dove. Properties backing directly to open space run around $3M for 10,000 sq ft. Further south in Deer Creek Canyon, a 15,000 sq ft, 7-bed estate hit $11M.
HOA amenities include community pools, tennis, pickleball, horse facilities, and fitness centers. Groceries and dining are 10 to 15 minutes east in Littleton or Highlands Ranch. Healthcare sits 15 to 20 minutes away at Littleton Adventist or UC Health Highlands Ranch.
Is Roxborough Park a good place to retire near Denver?
Roxborough Park is a gated, all-custom community where homes range from around $700K to over $10M, built next to Roxborough State Park.
Roxborough Park feels like a real mountain retreat without leaving the metro area. Homes blend into dramatic red rock formations with winding streets, quiet cul-de-sacs, and a strong focus on quiet retirement and golf. Arrowhead Golf Club sits inside the community and is one of the most scenic courses in the country.
On the lower end, $750K gets a 3-bed, 2,800 sq ft townhome or split duplex backing to open space. Around $785K you can find a 4-bed, 3,000 sq ft newer build with low maintenance. Mid $1M brings 4,800 sq ft homes with Pueblo-style finishes and incredible backyard views. At $7M, you're looking at 9,000 sq ft new construction with top-tier everything.
HOA fees run about $200 a month before adding golf. Wildlife is constant (bears, elk, deer in the yard), and shopping is 10 to 15 minutes away in Littleton or Castle Pines.
How is healthcare access in the Denver foothills communities?
No major hospital sits inside Golden, Morrison, Ken Caryl Valley, or Roxborough Park, but St. Anthony's, Lutheran, and Littleton Adventist are 10 to 25 minutes away.
Healthcare matters more as you approach retirement, and the foothills require a short drive for most major care. Golden residents reach St. Anthony's in Lakewood and Lutheran in Wheat Ridge in 10 to 15 minutes, with Denver's top hospitals about 25 minutes east.
Morrison sits 15 to 20 minutes from St. Anthony's and Swedish Medical Center in Englewood. Ken Caryl Valley residents reach Littleton Adventist and UC Health Highlands Ranch in 15 to 20 minutes, with Porter Adventist and Swedish in 20 to 25 minutes. Roxborough Park is the furthest out, with a 20-minute drive to UC Health Highlands Ranch or Littleton Adventist.
Urgent care and specialty clinics are scattered throughout Littleton, Highlands Ranch, and Lakewood, so day-to-day needs are covered. Just don't expect a hospital around the corner in any of these foothills communities.
Which Denver foothills community is best for ski and airport access?
Golden offers the quickest ski access of any Denver metro city, with Loveland and Arapahoe Basin reachable in under an hour via I-70.
If skiing drives your decision, Golden wins. Hop on I-70 from downtown Golden and you're at Loveland or A-Basin in under an hour. Morrison, Ken Caryl Valley, and Roxborough Park add 15 to 45 minutes to ski trips since they're further south.
Airport access flips the equation. DIA is 45 to 50 minutes from Golden, 45 to 55 from Morrison, around 50 to 60 from Ken Caryl Valley, and a full hour plus from Roxborough Park. That's the foothills trade-off (closer to mountains, further from the airport).
Downtown Denver runs about 20 to 25 minutes from Morrison, 25 to 30 from Ken Caryl, and 35 to 40 from Roxborough Park. For retirees who travel often, Golden or Morrison make more sense. For retirees who fly rarely and ski occasionally, Roxborough Park's seclusion may be worth the longer drive.

Golden Overview
[0:00] Ever think that you can't get that Colorado mountain lifestyle without moving hours into the Rockies? Well, truth is, you can. And you don't have to sacrifice all the city comforts that you're going to need in your new lifestyle. And for the last 15 years, I've been helping retirees settle into the foothill spots, stunning views, great access to everything you need. So, in this video, I want to show you the top four communities that you're going to definitely want to explore, weighing the big perks, and the things to watch out for. So, you're going to know which one is better for you in your retirement. And we're starting with Golden, which is the classic foothills town. You've got that historic western charm downtown, the welcome to Golden Arch over the entryway there, coffee shops, boutiques, breweries, but the lifestyle here is really about being active and being about outdoorsy. The community vibe is really friendly. It's walkable, and it's just rugged enough to feel like mountains without losing that small town charp. So, if you're looking in Golden, what are you going to be finding real estate wise? Well, let's start with what actually is Golden.
[1:06] Okay, if we were to look on a map and you were to search for Golden, you're going to see a map that looks like this. And it's going to go way to the north and west into the foothills down to the south of actual Golden. And when I zoom in, what you're going to see is that the actual town of Golden is really only a handful of streets east and west and about a mile, mile and a half north to south. Everywhere else outside of this small area that's budded right up against the foothills isn't really Golden. Okay, it falls into the city uh limits, but a lot of it's unincorporated. And you know, just if someone were to say, "Hey, I live in Golden." Like I wouldn't think that someone lives up in Blue Mountain Estates up here. I just would. That's Clear Creek. So now if someone said, "Hey, I want to live in Golden. I want to retire in Golden." All right, this is what I'm going to look at. I'm going to look at the downtown area, but here's kind of the expectations. Uh new builds and brand new properties are not going to be that abundant. Uh you've got several properties here. You've got a number of properties around that $1 million mark. In a lot of markets, you would think, all right, that's probably a new build property, but it might not be. So, like this 1.4 million on the northern side of town. Now, realize when you're in Golden, just about everything is walkable. Okay? You know, this is 1.4, five bedrooms, three baths, 3,000 square ft. It's a ranch. Now, this is a nice property. It's been on Zillow just for 2 days in Golden Proper and it's a nice home, you know, but it's not exactly your whisbang 12t ceilings, you know, huge property with acorage. This is just a regular house with builder grade finishes, quartz countertops, regular cabinets, nothing over the top, but this is what Golden Demands if you want to be within the city limits. Okay.
Golden Market Prices
[3:00] Now, there are a few newer build properties scattered around town. Uh you've got something like this. This is more of your a little bit lower maintenance. This is going to be on kind of the townhouse side of things. What you're going to find is that there's a lot of duplexes that have been split down the middle, right? So, each party owns half of a duplex. Uh this one's five bedrooms, five baths, 3200 square ft. And again, it's going to be a nice home. Great floors, newer property. uh beautiful kitchen, you know, but it's not exactly five-star finishes, which if that's what you're expecting around the $1 million mark in Golden, you're not going to find it. But hang on, cuz we're going to go over some of those properties here soon.
[3:43] Uh if you, you know, are looking on the condo side of things, so you can have more of a lock and leave it. Got something like this, two bedrooms, two baths, 1150 ft, 830,000. Now, the and the HOA fees are not going to be astronomical here because you're not going to get a lot of amenities within Golden. You're not going to get the pool typically. You're not going to get the gym. Uh you're going to be paying a few hundred a month for your typical HOA things, right? You might get some tennis courts, uh pickle ball courts. Um maybe you'll get a small outdoor pool. May probably not though. uh you know, but you're going to be close to it all for a moderately updated condo in 7 $800,000 range. Now, you can go a little bit south of town if you want to feel like you're more in the foothills. Uh and there's not much in this pocket in Lakota Hills. So, if we were to look at this map again, you've got Golden here and just to the south you have Lakota Hills and you have Golden Ridge over here. not going to be a ton uh in this market if you're looking for something that's just kind of movein ready, right?
[4:52] 875 here, three bedrooms, three baths. Uh this house was built probably in the '9s, I'm going to assume based on its construction, and you're going to have some great views, right? You're going to feel like you're a little bit more in the foothills. You're starting to get some of those rock features, but again, this is not updated. I mean, this is original build property, right? Um, and then on the northern part of this neighborhood over in Lakota Hills, 1.35 million, this is what it's going to get you. Somewhat more updated, right, to today's standards, but not not exactly brand new, right? Um, but you're paying to be in Golden. You're paying to be close to everything, uh, to have access to I70 and really be close to downtown Golden, which is remarkable. That's why people move there, you Now, and speaking of the number one reason why people want to live in Golden, it really has to do with outdoor access and recreation. You are in the central spot for some of the best climbing, mountain biking, hiking the world literally has to offer. You know, Clear Creek runs right through downtown for tubing and walking trails.
Golden Lifestyle Benefits
[5:58] And then you've got North and South Table Mountain, Lookout Mountain, Golden Gate Canyon are all just minutes away. ski access. Jump on I7 right there and you're Lelander a basin in under an hour. This is the big draw to Golden. You are in a central mecca hub of outdoor activities. Now, what about amenities? Daily conveniences if you live in Golden. Well, it's pretty self-contained. You almost feel like you're in a little bubble in Golden.
[6:27] Now, downtown is going to have the restaurants, shops, breweries, cutesy places, right? very hallmarky feeling. Uh but for bigger retail, right, Costco, King Supers, things like that, you're about 10 to 15 minutes to the east to get within the 470 loop for let's say Colorado Mills or the Lakewood Shopping Center at Bellbar. You know, it's a small town daily life with city conveniences that are just outside of the city. Right now, healthcare access super important as we're getting to retirement age. You know, there is no major hospital in Golden, unfortunately, but you're about 10 to 15 minutes to St.
[7:06] Anony's and Lakewood and Lutheran in Wheatidge. Now, Denver's top hospitals are about 25 minutes away. So, you do have strong health care options close by, but not immediately within Golden. As far as getting around, you know, airport travel, getting a DIA takes about 45 to 50 minutes. That's pretty much standard for anywhere around the Denver metro area. and sometimes a little bit more depending on what time of day you're leaving. Now, that's the trade-off, but you're going to be closer to the mountains than anywhere else. So, you're on the winning side there. Way quicker to get to skiing, a little bit more to get over to DIA. All right, so wrapping up, Golden Pros, we have this historic small town charm to it in downtown Golden. Really, really tough to beat. Outdoor access. I mean, you just can't get any better in the Denver metro area. walkable downtown with a lot of character. Uh it's not cookie cutter anything in Golder. So, if you're looking for charm and character like Golden, really tough to beat. Uh it's also got the quickest foothills access to the ski corridor of any city around the Denver metro area. Now, the downside, what to look out for. Uh it's a competitive housing market. you know, there's limited inventory, especially if you have very specific wants or needs that are greater than the want or need just to be in Golden. A lot of the homes are on the older side and 750 to a million dollar mark. You may find yourself doing quite a bit of updates to make it how you want to live. Um, and then airport access is going to be on one of the longer sides of anywhere in the metro area. Now, if you're new here, my name is Alex Salani. Now, if the Foothills is your draw, you've probably looked at Morrison in the Red Rocks area just a little bit because Morrison is a tiny town with a big reputation thanks to Red Rocks. Now, the vibe here is really quirky. It's really rustic and it's unapologetically Colorado. Downtown Morrison is just a few blocks long. It's lined with barbecue joints, cafes, and antique shops. Right. Living here feels slower. It's quieter and a little more off the beaten path, but you're right in the shadow of one of the most iconic concert venues in the world and some of the most beautiful rock outcroppings you could ever have. Now, when you look on a map, this is what I'm going to show you of what makes Morrison and all these other areas that I'm about to show you so incredible, even though they're so close to the city. When you zoom in, you're looking at Morrison here, and Morrison is really tiny. Uh, and then just to the north, you see all these red blobs. Well, that's Red Rocks and all the outcroppings which are just phenomenal. Like, if you've never been to the Red Rocks area, I'm just going to drop the guy here anywhere. Like, this is it. It is beautiful. And there are a lot of homes literally with rock features like this in their backyards.
Morrison Area Features
[10:19] Uh, it looks like something out of a prehistoric era. I can't really describe it other than saying if you've never visited Red Rocks, it's a bucket list item. Uh, you need to do it. Now, as we look out here, this is what makes it interesting. So, you have the 470 loop that goes all around the city, okay? It's a large highway and then you have Morrison that's right here. I mean, it's a couple of blocks off the highway, but if I were to drop little dude here again, like you're going to be in the middle of what feels like nowhere.
[10:51] You've got foothills all around you. And this is what makes it awesome. And here's why. So, this entire stretch along 470 is built next to a ridge. And it's hard to see here, but you can't see any houses in this section. And then to the west, you do see houses. Why? Because you have a ridge that blocks everything from the city, right? I just dropped my little dude. And we feel like we are in the country because of that ridge. That's what makes it so interesting. So, this part of town along with everything I'm going to show you here in the south Willowbrook area, uh, the Ken Carl Ranch area, the Valley area, all of them are completely secluded by that ridge. Like, you just feel like you're in the foothills, yet you're literally minutes. You will drive for 30 seconds to a minute off of 470 and you're going to go, "Where the heck am I?" Like, it's a totally different feeling. That is the appeal to this. yet you're just on the other side of 470 from all the shopping and all the amenities that you could possibly want.
[11:54] Okay, enough of this. I can talk about this for hours. When you look at a map of the Morrison Red Rocks areas, uh, you know, there's never going to be much for sale in Morrison proper. You know, we've got two right now of everything available in Morrison proper. We've got this three-bedroom, two bath, 1500 foot for 950,000. don't even know. You know, it's going to be a quirky kind of funky house. And, you know, this kind of has that Santa Fe vibe a little bit to it. Not going to be super updated.
Morrison Properties
[12:26] You know, very livable, but if you're looking for higherend finishes, you're not really going to find them in Morrison Red Rocks area. You're going to find quirky, funky New Mexico feeling style stuff in the Morrison proper area. This house, I don't even know what to say. uh you get some interesting stuff, right? It almost feels more like a compound than it does a single family home. This is definitely quite a bit more updated, but man, I stayed in an Airbnb exactly like this uh down in Santa Fe just last year. Um you know, it's got that vibe for some reason. It has that draw. The red rock features, you know, the landscape around it is probably the reason why. So, Morrison, if you want to be close to downtown, you're going to be hardressed. Most people when they think of Morrison Red Rocks area think a little bit further south here right off of 285 and 470.
[13:21] This starts to get closer to the North Ranch and Ken Carl, which we'll go over next. Uh, but you have Willowbrook down here. You have several newer build communities. Uh, I was just in one of these neighborhoods a couple of weeks ago. Uh, looking at this property in particular. This is where you get some newer build, high fivestar finish levels. uh beautiful homes that you don't have to do anything to right for the next 20 to 30 years. Uh you know, this is just a starstoppper property. I don't know what else to say um except that it's gorgeous, but it's $3.7 million. Uh you know, 7,300 square ft. This has an unfinished basement, but again, like your views, like this is your back patio. I I I just don't know how you get any better than that without having to go up to Summit County. Um, so this is what you can get a little bit further south, which is why a lot of people look down here. You know, you do have stuff in the $1 million range that again is still a beautiful house. I mean, four bedrooms, five baths, 4,000 square ft. And this is on the newer side as well, but you're going to feel more like you're in a neighborhood. So, if you don't mind your neighbors being a bit closer to you, there are still some options here uh that might work. well updated, but still kind of builder grade, maybe a notch above builder grade finishes in the $1 million mark. And of course, again, people move here for access to outdoors and recreation. You know, Red Rocks Amphitheater isn't just for concerts. Locals use it for stairs for workouts and the trails for hiking, biking. Bear Creek Canyon, just to the west, offers beautiful drives, fly fishing, hiking, and your minutes from Evergreen and Conifer for even more mountain access. Morrison is just where you live if you want the foothills in your backyard every single day and you want to be close to the city. You know, Morrison itself is small. So for groceries, bigger shopping, or more dining options, like most residents are going to head over to Lakewood or to Littleton about 10 to 15 minutes away.
[15:21] You're trading the walkability for quiet and space, but you're never far from modern conveniences. Now, healthc care access, there is no hospital in Morrison proper, but you're close to St. Anony's Hospital in Lakewood and Swedish Medical Center in Englewood. Both about 15 to 20 minutes away. And for everyday needs, you have Littleton and Lakewood that have urgent care and specialists that are nearby. Traveling wise, airport to DIA, you're about 45 to 55 minutes by car, depending on traffic, but you're also just 20 to 25 minutes from downtown Denver. So, you're close to the city while still feeling tucked away. So, overall pros of the Red Rocks and Morrison area, you have some of the most iconic scenery in the world, literally in your backyard. It's quirky. It's got that small town vibe. You've got to want to be in Red Rocks Morrison area to be there. Um, incredible trail and recreation access all around you within minutes walking of any direction. Unique one-of-a-kind housing options. again, if that's up your alley. Now, things to watch out for. Completely limited shopping and dining in town. You're going to have a few options, but you're not going to have many, right? Homes can feel isolated, especially in the wintertime. So, if you want to be able to have your neighbor see you, you know, like you're going to have to watch for those specific homes that come up on the market. Airport access not as convenient as central Denver, of course, and inventory is really tight, right? Not a lot hits the market here in the Morrison and Red Rocks area. A little bit more just to the south of the Willowbrook area. So if you want that true Foothills lifestyle, Red Rock views, hiking trails out your back door and Red Rock concerts practically in your backyard like Morrison gives you that rugged charm while still keeping you close to the city. In continuing south, you get into the Ken Carl Valley/ Ranch area, which is going to feel like a hidden retreat tucked right into the foothills. You're going to be surrounded by red rock formations, rolling hills, private trails weaving through the neighborhood.
[17:24] Like this vibe is really upscale, private, and very outdoorsy. It's one of those places where neighbors wave as they pass on the trail, but you also have plenty of space and privacy and people riding their golf carts down the road. Now, if you're looking in this area, you do have quite a few options. When I talk about kind of the valley area, uh, you're going to be looking at south of Willowbrook, which we just looked at in the north ranch of Ken Carroll Valley Heirloom, and then all the way down to Deer Creek Mesa area.
[17:56] Each one of them is going to have their own kind of unique feel to them. Um, but again, if I go back to Google Maps and we zoom out here and we go, let's take the the ranch at at Ken Carroll and just drop my guy randomly here, like this is the feel that you're going to get. You have foothills surrounding you. Uh, it's a little bit older of a mature neighborhood and so you get a lot of the bigger trees. Privacy here is a big thing for a lot of people. So, you know, affordability wise, you're going to be starting pretty much at a million dollars. There's going to be a couple of options below a million, but not many, you know. So, let's start here. About 2.4 million, 5bedroom, 6 bath, 6,000 ft², not small houses. Uh, you've got something like this over on Morning Dove. This was built early 2000s, it looks like, but these are going to be homes for the most part that are really, really well kept up. So, you're going to be able to move in. you're going to have the finish level that you want and there's going to be enough to pick from inventory-wise that you can actually shop around for a minute and not feel pressured to put an offer on just about anything. As we get a little bit further south into the valley, you have something like this around a million. But again, the lower the price tag, typically the closer your neighbors are going to be. 2900 ft², five bedrooms, four baths. Uh still going to be a really nice home. Uh but again, your lot sizes are going to be smaller. not going to feel nearly as private. So, here it's going to depend on what you're exactly looking for. But again, I mean, just within this valley, there's got to be a few dozen options available. So, you're going to have your pick of the litter. And if you want to back up to open space, like there's always a few for sale, but there's a price tag on them. 3 million 10,000 square foot house. So, not a small house by any stretch of the imagination, but you literally back up to the foothills.
[19:47] I mean, that's just I I don't know what else to say. Like, every time I go and tour these properties, I feel so grateful that I get to do this for a living and talk with people about moving to their dream location. I will be here, you know, in the next 15 to 20 years uh with a property like this, maybe not this big. Uh and so, just in the meantime, you know, it it's it I'm just so grateful to be able to help people uh talk about this. Now, further south in a Deer Cran Canyon, you do get some unique properties. Um, like this, I mean, $11 million on Cherrywood Trail, 15,000 square feet, seven bedrooms, 13 baths, but it's in some of the most iconic setting you can have in the world, but still be close to the city. So, if you still have to go to board meetings, uh you still have to run a company, you know, you can do it from here and have the most incredible home that you can have on the planet. Uh you do have some more affordable options here. You know, 2 to 3 million though is about the starting point uh down south here. But again, the rock formations, uh the location here, the the the the windows, the everything about it. I mean, this is in your backyard for crying out loud.
[21:02] Like I just again don't exactly know what to say. You cannot beat the options here in the valley working south. Now outdoor access and recreation again can't be beat. All trails are all around you in every direction. You know residents have access to more than about 50 miles of private trails across about 5,000 acres of open space right there. You've also got community pools. You've got tennis. You've got pickle ball courts. 've got horse facilities, fitness centers, all built in with a lot of HOA amenities.
[21:36] It's one of the most active and self-contained outdoor lifestyles you're going to find anywhere in the Denver metro area. There's clubs that get together all the time. Like, you are going to feel like you're part of a community here. Now, because the valley itself is residential, you're going to head a few minutes east to Kipling or Wadsworth for groceries, restaurants, and shopping. For the most part, Highlands Ranch and Littleton are nearby, too. So, day-to-day convenience are easy to reach. But the trade-off is is that you're living in a more secluded area in the foothills, but you don't have restaurants within these communities. You are about 15 to 20 minutes from Littleton Adventist Hospital and UC Health Highlands Ranch.
[22:12] Porter Adventist and Swedish are also within about 20 to 25 minutes. There are plenty of urgent care and specialty clinics spread throughout Littleton, so healthcare access is pretty solid, but again, not right within your community. DIA getting a little bit further out about 50 minutes to an hour away. Um, and because the valley is a little bit further southwest, just takes a little bit longer to get places. But once you're there, you're not going to want to leave. I can promise you that. That's the point of being in Kitten Carroll Valley. Um, now pros of the valley area, private trails and open space are exclusive to residents here, so you don't get a lot of foot traffic there.
[22:51] You have large custom homes with red rock views, many of them with red rocks in their backyards. Uh, resort-like HOA amenities, right? Pools, tennis, horse facilities, golf. Um, peaceful, it's quiet, it's secluded, but it is close to conveniences. Now, things to watch out for in the valley area. You're going to have a little bit longer of a drive depending on how often you need to get to town, want to get to town. Uh, that' be a few minutes to grocery store, no big deal. But if you want to tend to downtown or DIA bit more, HOA fees here are going to be higher for a lot of those amenities. So, it's something to pay attention to. You do have limited retail and dining within the valley itself. It just doesn't exist, right?
[23:33] And homes are premium priced and, you know, there's a few for sale right now, but that es and flows throughout the year. And there's not many times where, you know, I've seen it where there's many more houses for sale. It's not uncommon just to have a handful to pick from. So, if you do want that private Red Rock Foothills lifestyle with trails and amenities right outside your door, the Valley again is one of the best retirement spots you're going to find in the Denver area. And heading even further south, you're going to see Rockboro Park. It's going to feel like a real mountain retreat, but without leaving the Denver metro area. You're tucked against some of the most dramatic red rock formations in the front range with winding streets, quiet culde-sacs, and homes that literally blend into the landscape. It's really private. It's gated. The focus here is quiet, peaceful retirement golf. Okay, this is an all custom community. Homes range from around 900,000 to around 2 million with luxury builds and everything in between.
Roxboro Park Development
[24:35] So when you look on a map at Roxboro Park area, so heading south from where we just were in the valley, we can keep going south and we kind of have this break of no builds and then we start to see some more builds happening. And this is all of Roxboro Park here on the further south end of town. So, as I zoom out, you're going to see like we're starting to get a healthy distance away from the 470 loop, but this area is being built up now. Rocksboro Park has been here for a while, but everything else in Sterling Ranch area is all very new. These are all new build homes here just to the east. All new build homes.
[25:14] So, there's a lot more shopping coming to the area. But currently, yeah, it's still a decent drive to get to a lot of amenities, right? We'll talk about that in a moment. Now, again, if I go to drop my little guy, you're going to notice, oopsie, can't do it in Roxboro Park. Why? Because it's a gated community. Um, you have to be a resident here, have a reason to be going in here. So, Google Maps has not tracked these streets here, uh, what they look like. But, we're going to go take a look at things. So, Roxboro Park area. Um, when I talk about Roxboro, I actually mean in the foothills proper. I don't actually mean the community to the east, which is more of your master plan community with newer build homes. Roxboro Park is going to have a range 600700s all the way up to eight million $10 million. So starting on the lower end, you know, you do have some town houses and some split duplexes here in Roxboro Park. Uh because they thought about this when they were building it. So for 750, you have three bedrooms, three baths, 2,800 square ft, and it's going to be a nice property. This one actually backs up to open space as well. You're not going to get top-of-the-line finishes here. You're not going to get Viking and wolf ranges, uh, but you're going to get a nice home that is going to be moderate on the maintenance uh, aspect of things.
[26:32] So, there's not going to be a lot to do. When they built Roxboro Park, they had in mind who their ideal clientele was going to be, which are young retirees, right? Um, so you do have some options sub 1 million, right? Let's go look at this one here. 785,000 3,000 ft², four bedrooms, three baths. This actually looks on the newer side of things. Um, you know, and you're going to have a nice newer home that you're not going to have to do anything for. Uh, now HOA fees here are not going to be cheap. So, we're looking we're looking at just $200 a month here.
[27:10] Um, and that's not going to include golf access. So, you've got to tack that on top. And if you're in that million-doll range, you know, we can just pull one up here at 1.47. Um, three bedrooms, four baths, 4,800 ft². I mean, look at your views from the living room there. Like, again, this is your backyard. Like, it's really hard to beat, but you are a little bit further out here in Roxboro. Kitchen is not top of the line, right in the mid1 million marks. Uh, but it's still a nice kitchen, nice bathrooms, well-kept home. Again, you have some of that Santa Fe vibe. you have a lot of those PBLO style homes down here. Uh, you know, and that's just that's just kind of the vibe in Roxboro Park. Um, and this stretches really far south. Uh, you know, the Roxboro Park is probably five miles north to south. Um, and so you get a lot of varying houses within Roxboro Park. But again, I mean, look at this thing. Look at the rock in his front door. Like you got a deer hanging out right there. Hopefully that's real.
[28:10] I don't know if it is. Uh, but kind of funny. And then your backyard is just cliff edges. Like this is unbelievable. Um yeah, here's their front door, you know, with the big red rocks sitting right there. Uh so these are one of akind unique custombuilt properties. Again, you've got to want to be in Roxboro Park. Uh to be down here, it's not just something on a whim you're like, "Oh, maybe that's the right place to be." Like, you got to want to be here for the structures. It's pretty remarkable. But you are a little bit further from everything uh on the upper end. Let's see. You know what? 7 million get you new property, right? Five bedroom, seven bath, 9,000 ft. So, it's not like, you know, you're getting nothing for 7 million. You are getting top tier everything in the property plus location views are just off the charts.
[29:03] That is Roxboro Park real estate. Now, outdoor access and recreation. Again, this is why you're here. Golf is a huge part of Roxboro Park and living here means you're surrounded and protected by open space. Uh Roxboro State Park is right next door with stunning hiking trails. You've got Arrowhead Golf Club which offers one of the most scenic courses in the country. Uh and you're just minutes from Chatfield Reservoir for fishing, biking, hiking. Uh and all your trail heads are literally minutes right outside your door. Um but here's the trade-off. Rockboro Park itself doesn't have retail or grocery stores, right? For shopping and dining, you're going to head 10 to 15 minutes into Littleton, Ken Carroll. Uh you're going to go south over to Castle Pines, Castle Rock area. Daily conveniences are going to be close enough, but this is very much a residential area with not a whole lot of commercial shopping around. You are healthcare-wise about 20 minutes from UC Health, Highlands Ranch or Littleton Adventist Hospital. uh specialty clinics and urgent care are going to be scattered throughout Highlands Range from Littleton, which are going to be your closest places, but it's not a right around the corner. You know, for more of that care, you're going to be heading more into the proper 470 loop. Now, travel and airport-wise from Roxboro Park, you're going to expect about an hour plus to get to DIA.
Roxboro Park Living
[30:19] You're further southwest, so trips are going to take a little bit longer. But on the flip side, you know, you're about 3540 minutes to uh downtown Denver. And then for skiing, you know, you're going to be about an hour and 15, hour and 30 minutes to most of the ski resorts because you're on the western side of town. Uh so access there is still pretty solid. Now, on the pro side for Roxboro Park, if you want gated, private, and custom homes, Roxboro Park has you covered. You have a lot of direct access to state parks, trails, golf, reservoirs, you name it. It's going to feel like a mountain town, but still part of the metro Denver area. Things to watch out for. Here's your cons. Longer drive to shopping, dining, healthcare.
[31:03] You just can't avoid it. Airport further away. So, if you travel a lot, it's a little bit of a halt. Seclusion, wildlife, you know, it might not be for everyone. You do get bears, you do get elk, you do get deer, walking through your property, keeping up with a garden can be a little bit of a pain. You're going to have to jump through a few more hoops. So, if you do want a true Colorado foothills retreat, you know, red rocks in your backyard, trails at your doorstep, and a private community feel with events that are happening daily, Roxboro Park gives you that mountain lifestyle without leaving Denver behind. Yes, most do. Golden HOAs run a few hundred a month with minimal amenities. Ken Caryl Valley HOAs are higher because they include pools, tennis, pickleball, horse facilities, and 50+ miles of private trails. Roxborough Park starts around $200 a month, but golf at Arrowhead is a separate cost on top.
Can you find new construction homes in the Denver foothills?
New builds are scattered and limited. Golden proper has very few. Morrison's Willowbrook area and parts south of 285 and C-470 offer newer construction with high-end finishes. Roxborough Park has some newer custom builds, and the adjacent Sterling Ranch area east of Roxborough is full of brand new homes.
How far are the Denver foothills from downtown Denver?
Golden sits about 20 to 25 minutes from downtown Denver. Morrison is 20 to 25 minutes. Ken Caryl Valley runs 25 to 30 minutes. Roxborough Park is the furthest at 35 to 40 minutes. All four sit just outside the C-470 loop and stay easily accessible for city visits, appointments, or family.
Is there wildlife to worry about in the Denver foothills?
Yes, especially in Roxborough Park and parts of Ken Caryl Valley. Bears, elk, and deer regularly walk through yards. Gardens take more effort to protect, and trash management requires bear-proof containers. Most retirees see it as a perk, but it's worth planning for if you want a manicured yard or outdoor pets.
Are the Denver foothills good for active retirees?
Absolutely. All four communities offer immediate trail access, with Red Rocks, North and South Table Mountain, Lookout Mountain, Bear Creek Canyon, Deer Creek Canyon, Chatfield Reservoir, and Roxborough State Park within minutes. Ken Caryl Valley adds 50 miles of resident-only trails, and Roxborough Park sits next to one of the most scenic golf courses in the country.
Which foothills town has the best walkable downtown?
Golden wins by a wide margin. The downtown core packs coffee shops, breweries, boutiques, and restaurants into a walkable few-block stretch with the Welcome Arch and Clear Creek running through it. Morrison's downtown is charming but only a few blocks long. Ken Caryl Valley and Roxborough Park are purely residential with no walkable commercial areas.
